By purchasing products or services through Kinkamon Pirtti’s online services, the customer agrees to comply with these general terms and the seller’s specific terms.


Ordering

General Terms

  • All prices shown in the online service include VAT.

  • Dynamic pricing is applied for accommodation. Prices vary depending on the time of booking and may change monthly, weekly, or daily.

  • We sell products and services to adults, companies, and organizations.

  • We reserve the right to change prices.

  • The customer is responsible for the accuracy of the information provided.

  • We reserve the right to amend our delivery terms. Before placing an order, the customer must review the currently valid terms and conditions.


Reservation Terms

These terms apply to all bookable and rentable products and services (hereinafter referred to as “the property” or “the item”).

Making a Reservation

  • The customer must read the property description, instructions, and related terms before making a reservation.

  • The reservation becomes binding once the order/payment confirmation has been sent to the customer’s provided email address.

  • The customer pays for the reservation using the chosen payment method in accordance with that method’s terms.

  • The booking system sends the order/payment confirmation to the customer’s email address.

  • Kinkamon Pirtti is not responsible for failed reservations. In such cases, the customer must immediately contact Kinkamon Pirtti to resolve the issue.

  • Kinkamon Pirtti cannot guarantee that the property is still available when an issue arises.

  • If the property is not available, the payment will be refunded or, if possible, an alternative property will be offered.


Cancellations and Changes

  • The date of cancellation is the day Kinkamon Pirtti receives notice of cancellation.

  • The customer is responsible for ensuring the cancellation is sent in time.

If the customer cancels:

  • 30 days or more before the start date: a service fee of €10 will be charged.

  • Less than 30 days but at least 7 days before the start date: 50% of the total rental price will be charged.

  • Less than 7 days before the start date: the full rental price will be charged.


Right of the Seller to Cancel

  • In the event of a force majeure, Kinkamon Pirtti may terminate the rental agreement. The customer will be informed immediately.

  • The customer is then entitled to a full refund of the amount paid.

  • Kinkamon Pirtti will not compensate for any additional expenses caused by a force majeure cancellation.


Keys

  • The order confirmation will include instructions for key collection.

  • The customer must return the keys according to the given instructions. By default, keys are returned to the entrepreneurs at Kinkamontie 94 at the end of the stay.

  • A lost or unreturned key will incur full rekeying or lock replacement costs, with a minimum charge of €150.

  • If the entrepreneurs are required to open the property due to a lost or locked-in key, a minimum fee of €10 will be charged.


Use of the Property

  • The property is defined in the property description.

  • The customer has the right to use the property, its equipment, and specified services during the rental period.

  • Any deficiencies or issues must be reported immediately to the entrepreneurs.

  • Other guests and the natural surroundings of the area must be respected.

  • The use of outdoor sound systems is prohibited.

  • Quiet hours begin at 23:00.

  • The number of guests may not exceed the agreed amount unless otherwise agreed with the entrepreneurs.

  • The customer is responsible for maintaining cleanliness during and after the stay.

  • The customer is responsible for final cleaning unless a separate cleaning service has been purchased.

  • Final cleaning can be purchased as an additional service (€100–150 depending on the property).

  • If the property is left uncleaned, Kinkamon Pirtti will charge the full cleaning cost, minimum €150.

  • Check-in is at 16:00 and check-out at 12:00, unless otherwise agreed.

Pets

  • The customer is fully responsible and liable for any damage caused by pets.

  • Pets must be kept on a leash while on the premises.

  • Pets may not be left unattended inside accommodation units.

  • Pet owners must pay special attention to cleanliness. Each pet-accommodated property is inspected and, if necessary, cleaned by Kinkamon Pirtti.

  • Pet accommodation must be agreed upon in the rental contract and costs minimum €20 per pet, with a maximum of 3 pets per reservation.

  • The pet owner must comply with any additional instructions provided.


Rental Equipment

  • The customer must read and follow all safety and usage instructions.

  • Equipment must be used carefully and only for its intended purpose.

  • The customer agrees to perform safety checks during the rental period.

  • Equipment may not be removed from the property or sublet.

  • Equipment must be used only within the allowed area and according to the user’s skill level.

  • All equipment is used at the customer’s own risk.

  • For water sports equipment (e.g. canoes, SUP boards, rowing boats), the customer confirms being able to swim and having prior experience.

  • Equipment must be returned promptly at the agreed time, cleaned, and in the same condition as received.

  • Delayed return must be reported immediately. Kinkamon Pirtti may charge 50% extra rent for overtime unless otherwise agreed.

  • The customer must compensate for all damage caused by negligent or improper use and for missing or destroyed equipment at replacement value.

  • The customer is responsible for complying with safety and transport regulations and reporting any defects immediately.

  • Kinkamon Pirtti is responsible only for normal wear-related repairs. Kinkamon Pirtti is not liable for direct or indirect losses caused by equipment use or malfunction and is not obliged to replace a damaged item during the rental period.


Damages

  • The customer must compensate Kinkamon Pirtti for any damage caused to the property. The customer is also responsible for damage caused by their guests.

  • Kinkamon Pirtti is not liable for disturbances caused by natural conditions such as insects, animals, weather, or seasonal changes.


Complaints

  • Any complaints must be made as soon as possible after the issue arises.

  • If the matter cannot be resolved or involves a compensation claim, a written complaint must be submitted within one month after the rental period ends.

  • Kinkamon Pirtti will handle the complaint as quickly as possible, within one month at the latest.

  • If an agreement cannot be reached, the customer may refer the matter to the Consumer Disputes Board of Finland.


Delivery Terms

Formation of the Agreement

  • A binding contract is formed when the order is confirmed (order/payment confirmation).

  • The confirmation will be sent to the customer’s email.

Payment Terms

  • Kinkamon Pirtti uses reliable and secure payment intermediaries.

  • Kinkamon Pirtti does not store bank or credit card details.

  • The customer agrees to follow the chosen payment method’s terms.

Payment by Invoice
  • The invoice must be paid by the due date indicated.

  • Late payments are subject to interest and collection costs.

  • If the payment transaction is not successfully completed at the time of ordering, Kinkamon Pirtti will not process the order.
